Surety: Get Everything Out Of A Panel You Actually Own

1. You Are The Support Tech
With Surety, you do the work. You do the install. You mount the sensors, you pull the wire if there’s wire to pull, you learn the programming menus, you figure out why zone 14 keeps showing a supervision failure. When something goes sideways, you are the first line of support - not a technician in a van. Surety’s team and community are genuinely good and they will help you understand what you’re looking at, but nobody is coming to your house. You also give up the ability to simply yell at a company until somebody fixes it, which is a real thing some people pay for. ![]()
If you want white-glove installation and one phone number to call when the panel chirps, that is exactly what a local alarm dealer is for, and they can do a great job for you.
Here’s the commitment
Once you commit to doing it yourself, you learn your panel. Not “learn the app” - but rather you learn the panel, all the way down. Zone types and loop numbers. Response types and entry delays. Supervision timers. Sensor groups. Partitions. PowerG signal strength readings. Z-Wave association and network rediscovery. The programming menus the alarm guy scrolled past while you weren’t looking.
And what you find down there is that the hardware you own is capable of dramatically more than anyone ever told you.
That’s not an accident, and it isn’t really malice either: it’s economics.
The traditional dealer model runs on volume and speed. A tech who spends three hours building you a custom partition scheme, tuning entry delays per zone, and wiring your smoke detectors into an automation that kills the HVAC on alarm is a tech who installed one system that day instead of four. Complicated installs generate callbacks, and callbacks are pure cost against a fixed monthly revenue. So the industry-standard install is deliberately, structurally shallow: perimeter contacts, a motion, a keypad, done. The capability ships in the box. It just doesn’t get turned on, because turning it on doesn’t scale.
Understand that and the whole industry makes sense. It also explains why the same panel that feels limited on a dealer install feels limitless once you have the codes.
For a technically minded homeowner - and especially anyone already deep in smart home automation:
This is the single biggest benefit of going DIY, and it dwarfs the monthly savings.
You stop being a subscriber to a system somebody else configured and start being the architect of one you actually understand. Your panel becomes another controller in your stack instead of a black box in the hallway. You find features you didn’t know you’d paid for. You build things the alarm guy would have talked you out of.
You bought the hardware. This is how you get all of it.
If that sounds like a project, you’re ready. If it sounds like a chore, a local dealer is the much better option for you. No shame in that! Go be happy! Wanting to save $30 a month is not, by itself, sufficient reason to do this.

2. All Three Codes, And Why That’s The Key
Surety allows you to have the master code, the installer code, and the dealer code.
That third one is the story. The mainstream alarm industry treats the dealer code as untouchable. It’s the mechanism that keeps your panel functionally theirs no matter whose name is on the receipt. A few DIY-focused dealers take Surety’s approach. Almost nobody else does, and it should be the first question you ask any dealer you’re considering.
Here’s what dealer-level access typically unlocks:

3. Panel Compatibility In Depth
Qolsys
IQ Panel 2, IQ Panel 2+, IQ Panel 4, IQ Panel 5, IQ4 Hub, IQ5 Hub, IQ Pro. The IQ line is the mainstream choice and where most of our community lives: PowerG/PowerG+ sensors, encrypted S-Line, Z-Wave and Z-Wave LR, and the widest third-party integration options.
2GIG
GC2e, GC3e, GoControl2, EDGE. The EDGE is the current flagship and supports Z-Wave LR at firmware 1.3+.
Honeywell / Ademco VISTA
Supported via an Alarm.com SEM - see section 4. This is the path for hardwired legacy systems.
Legacy DSC PowerSeries
Supported via the DSC-specific SEM variant. The DSC module will not work on a Honeywell panel and vice versa— they are different part numbers.
What’s Not Compatible
- Honeywell/Resideo Lyric and ProSeries. Locked to Resideo’s Total Connect cloud. There is no SEM path for these. The SEM works for VISTA, and only VISTA.
- VISTA panels older than 2005, or PROM revision below 2.0. Cannot be upgraded to accept a SEM. Revision 3.1+ is what you want.
- 3G-era cellular modules. Any module without 4G LTE will not activate.
- Modules still registered to another dealer. Fixable, sometimes — see section 7.
- Non-Alarm.com ecosystems. Ring, SimpliSafe, Abode, Konnected. Different platforms entirely.
What survives a dealer transfer
Survives: sensor programming, Z-Wave device pairings, panel configuration.
Does not survive: Cameras and most third-party alarm.com integrations. They’re tied to the account, not the panel, and must be removed from the old account and then re-added.
Alarm.com’s Z-Wave constraints
Alarm.com’s Z-Wave implementation is sometimes restrictive. It’s a blend of what the panel manufacturer built into the system and what the ADC cloud is ready for. These things are constant regardless of the ADC dealer you are working with. (Note: some of these vary by panel):
- Complicated configuration parameter access. Some Panels hide parameter settings in the panel under the dealer code, but it isn’t pretty like in Home Assistant or other platforms. But it is there.
- Direct association management. Associations can be configured but sometimes do not function depending on the device.
- Limited Automations.. Not really a Z-Wave issue per se, but the triggers and actions in alarm.com’s Automations are neutered and can get frustrating. If this one limitation was fixed, alarm.com would explode and give Hubitat and Home Assistant a run for its money!
- A curated device list. Devices outside Alarm.com’s certified compatibility list may pair but MIGHT expose limited or no functionality. It is for this reason that we have all the compatibility testing here on our site!! Many devices not listed work just fine!

- Minimal diagnostics. No Zniffer, no (usable imho) route table, vague RSSI readouts. You are flying with far less instrumentation than a Home Assistant or Hubitat user is used to.
However it can be made to be very usable! It just takes some ingenuity or a dual controller approach.
4. Honeywell VISTA
If you have a working hardwired VISTA 20P, you have a genuinely good alarm panel and no modern app. The Alarm.com System Enhancement Module (SEM) fixes that, and it’s one of the best-value moves.
The SEM connects to the VISTA’s keypad bus and gives the panel:
- A dedicated cellular path to Alarm.com (bypassing Resideo’s Total Connect ecosystem or a land line entirely)
- The full Alarm.com app, notifications, and automation platform
- A Z-Wave controller the panel never had. This is the underrated part. Your 2009 hardwired system gains smart locks, thermostats, and lighting.
That reframes the SEM from “keep my old panel alive” to “modernize hardware I already own.” For a hardwired house with sensors in every window, that’s a much better deal than ripping it out for a wireless panel.
Supported VISTA panels
VISTA 10P, 15P, 20P, 21iP, including SIA variants and First Alert equivalents.
Requirements and gotchas
- PROM revision 3.1 or newer, or a panel manufactured 2005 or later. Below revision 2.0 cannot be upgraded— check before you buy anything.
- VISTA 21iP: set the internal IP/GSM jumper to OFF. Power the panel down first.
- SEM part numbers are carrier-specific. Match the module to the network with coverage at your address, not whichever one is cheapest.
- The DSC SEM variant is a different module. It will not work on a Honeywell panel.

5. Life Safety: Smoke, Heat, and CO
This is the most under-appreciated reason to run a real alarm panel instead of a pile of Wi-Fi gadgets.
These panels monitor smoke, heat, and carbon monoxide alongside intrusion:
- Qolsys: encrypted S-Line and PowerG/PowerG+ smoke, heat, and CO detectors, wired possible with various Hardwire modules
- VISTA and DSC: hardwired and wireless detectors on panel zones
With professional monitoring, a fire or CO event goes to the central station and gets fire department dispatch whether you’re home, asleep, or on a plane with your phone in airplane mode. That is a categorically different product from a smart smoke alarm that sends a notification to a phone nobody is looking at. Many insurers discount for centrally monitored fire; ask yours, because the discount sometimes covers a portion of the monitoring cost.
The caveat that matters: self-monitored plans do not dispatch anyone. Not for burglary, not for fire, not for CO. If life safety is part of why you’re doing this, the $5/month professional monitoring add-on is not optional in any meaningful sense.
The automation payoff
Once a fire zone is a real zone on a panel you control, your hub can react to it:
- Kill the HVAC so the air handler stops feeding the fire and distributing smoke
- Unlock egress doors so occupants get out and responders get in
- Turn every light in the house to 100% — including path lighting
- Open the blinds for visibility from outside
- Shut the gas valve if you have a controllable one
The integration payoff
With integrated alarm.com cameras and professional monitoring, alarms can be verified by the monitoring center via camera access that you pre-approve. This allows for VERIFED alarms so the emergency responders know it isn’t a potential false alarm!
This is a fact often overlooked by those that separate their monitored alarm from their camera systems!
6. Four Ways To Integrate With Home Assistant, Hubitat, Z-Box and other home automation
Alarm.com publishes no local API and no supported integration. Everything below is community engineering. It works and most of us run one of these; but nothing here is official, and any of it can break when a vendor ships an update. Go in with that expectation.
Method 1 — Control4 protocol (reverse-engineered)
Qolsys panels ship a Control4 integration intended for professional automation installers. Community projects — qolsysgw being the best known — connect over the local network by impersonating a Control4 controller.
- Setup: Advanced Settings → Installation → Devices → Wi-Fi Devices → 3rd Party Connections → enable Control4 → “Reveal secure token”
- Requires the dealer code. This is the exact point where most dealers end the conversation, and why Surety releasing all three codes matters more than any line on their price sheet.
- Panels: IQ Panel 2 / 2+ (2.5.3+), IQ Panel 4 (4.1+), IQ Panel 5
- Pros: local, fast, event-driven, mature
- Security note: you are enabling a third-party network listener on your alarm panel. That’s a legitimate security decision, not just a convenience one. Segment it appropriately.
Method 2 — IQ Remote emulation (reverse-engineered)
Newer projects such as ha-qolsys-panel mimic a Qolsys IQ Remote secondary keypad, pairing to the panel over the local network the way a real remote would.
- Panels: anything that accepts an IQ Remote — IQ Panel 2+, IQ Panel 4, IQ4 Hub, IQ4 NS, IQ Hub, IQ Pro, IQ Panel 5
- Setup: mDNS discovery plus your installer code (same subnet required), or a PKI certificate path if your hub lives on a different subnet
- Pros: local, and it sidesteps the Control4 token requirement entirely
- Notes: some features are firmware-gated (silent disarm needs 4.6.1+)
Method 3 — Cloud integration direct to Alarm.com
alarmdotcom / pyalarmdotcom authenticates against the Alarm.com web session and pulls panel, partition, and sensor state down from the cloud.
- Pros: panel-model agnostic — the only option for 2GIG, VISTA-with-SEM, and DSC systems
- Cons: cloud-dependent, added latency, and it breaks periodically when Alarm.com changes their web platform. Budget maintenance time.
Method 4 — Hardwired I/O
The oldest trick and the most robust. Wire a panel PGM output or Z-Wave Relay to a hub input to expose armed/alarm state, and a hub-driven relay to a panel zone to let automation trigger the panel.
- Pros: no cloud, no API, no firmware dependency, nothing to break when a vendor ships an update. It will still work in ten years.
- Cons: limited to whatever states you physically wire
- Works on: literally any panel with an output — including that VISTA

This isn’t Home Assistant-only
Hubitat has equivalent community drivers. The Control4 and IQ Remote protocols are documented well enough that anyone comfortable with sockets and a little reverse engineering can implement them on Z-Box, Fibaro, Node-RED, or a hand-rolled script. The protocols are the asset; the platform is a detail. If you’re on something unusual, you’re not locked out — you’re just the one writing it.
Our recommended architecture
Run Alarm.com for security, life safety, and central station dispatch. That’s what it’s genuinely excellent at, and it’s the part you want boring and reliable.
Run Home Assistant, Hubitat, or Z-Box for automation you want to tune at the parameter level. That’s where the Z-Wave devices you actually care about should live, with full parameter and association access.
Bridge them with one of the four methods above so each side knows what the other is doing. Don’t try to make either one be both — that’s how people end up frustrated with two systems instead of happy with one of each.
Don’t Over Engineer!!
Really understand your needs before diving too far into this! It very well may be that you can achieve everything you need with alarm.com alone, and nothing else is really needed. 7. The Dealer Lock-In Problem
This is the ugliest fact in the industry and it deserves plain language, because it’s where people get aggravated and sometimes have a financial loss. Even worse, after this happens they install a cheap system from a big-box store out of frustration which lands them with a “toy” rather than something real to protect their family.
A dealer can lock you into their ecosystem. The tools available to them:
- Restrict or refuse access to Advanced Settings
- Withhold the installer code, and virtually always the dealer code
- Decline to release the Alarm.com module after cancellation
- Install proprietary or dealer-locked hardware that will never activate on another account
Not every panel can be migrated. Some come off a contract and transfer in five minutes. Others are effectively bricked to you, and the only path forward is replacing the panel. Set your expectations accordingly — this is not a failure on Surety’s part, and there is nothing they can do about a panel somebody else locked down.
What to do about it
- Get your panel’s 15-digit IMEI.
- Run it through Surety’s Module Check tool before you cancel anything. While you’re still a paying customer, you have leverage you lose the moment you cancel.
- If the module shows registered after cancellation, your former provider hasn’t released it. Require them to terminate the Alarm.com account. Be persistent; this is a routine request they sometimes stall on.
- If it can’t be released, budget a new panel. It stings — but a $200–$400 panel you fully control, on a $22/month no-contract plan with all three codes in your pocket, still pays for itself fast against a $55/month dealer contract. And you’ll never be in this position again.
The lesson worth internalizing: the codes and the module registration are the ownership. Not the receipt. Ask about both before you buy anything from anyone, ever again.
8. Installation Notes
- Check the IMEI first. A registered module is the single most common reason a secondhand panel won’t activate. Do this before you spend a dollar.
- Cancel the old service before you transfer. The module usually goes unregistered automatically when the prior account terminates.
- Write down all three codes and store them permanently. Password manager, day one. You do not want to be hunting for a dealer code at midnight.
- Pick the right plan tier for Z-Wave. Automation lives in Surety Home and Surety Complete. Surety Alarm and Surety Protect are security-only.
- Update panel firmware before adding Z-Wave LR devices. An under-firmware panel produces confusing partial failures rather than a clean error.
- Add Z-Wave devices from their final mounting location where possible, or run a network rediscovery afterward. Remember: no Zniffer, no route table, limited diagnostics.
- Running a VISTA? Match the SEM part number to your carrier, verify PROM revision, and on a 21iP set the internal IP/GSM jumper to OFF with the panel powered down.
- Get an alarm permit if your municipality requires one. Do it before your first accidental 3 a.m. trip — many towns fine repeat offenders.
- Read the installation manual for your panel end to end, once. Genuinely the highest-return hour in this entire venture. You will find at least three things you didn’t know your panel did.
9. Extended FAQ
Do I really get the dealer code?
Yes — master, installer, and dealer. See section 2 for what that unlocks. Ask this question of every dealer you ever consider; the answer tells you everything about the relationship.
Can I run my Qolsys panel and Home Assistant at the same time?
Yes. See section 6 for the four integration methods and our recommended two-controller architecture.
Which integration method should I pick?
If you want integration with the lowest potential to wreak havoc on your system (lowest risk): choose the cloud Alarm.com integration or the hardwired relay integration.
If you are good with a little more risk of issues for much better functionality, Control4 (qolsysgw) is the most mature. If you’d rather not enable a third-party listener or you’re on a panel it doesn’t cover: IQ Remote emulation.
If you’re on 2GIG, VISTA, or DSC: cloud is your only software option. If you want something that will never break: hardwired I/O, possibly alongside one of the others.
Will Alarm.com let me set Z-Wave parameters?
Not in the alarm.com cloud. Some panels to expose this capability under the dealer code. (See our video on that here: How to set Z-Wave Parameters in an IQ Panel )
Can I use a used panel from eBay?
Often yes! The module must be 4G LTE and unregistered, and you’ll want to default the panel and rebuild it (which needs the dealer code). Check the IMEI before you bid, not after.
This is the hardest part, as sellers either won’t tell you the IMEI or they fib and send you a panel different than what was in the pictures. Caveat Emptor.
Does the panel monitor smoke and CO?
Yes, with fire dispatch on professionally monitored plans. Self-monitored plans dispatch no one. See section 5.
What if I get in over my head?
